Project Manager

Rapidly growing construction and maintenance firm is seeking an experienced individual that can oversee all aspects of construction & maintenance planning and implementation of those projects. This associate will oversee estimates, project planning, scheduling, budgeting, and implementation for our clients. We are looking for a self-starter who is motivated by challenges. You must be organized, detail oriented, well-rounded and have knowledge of construction trades and building codes. You will supervise and work alongside other employees and contractors to successfully complete projects on schedule and within budget according to project management requests.  Five years’ experience in construction management is preferred.

Compensation: Starting at $85,000

Responsibilities

  • Managing multiple projects spread across several hundred community associations in the Atlanta Metropolitan Area
  • Generating scopes of work from scratch and produce competitive proposals and estimates
  • Delegating work and assignments to the handymen, construction workers, laborers, and/or third-party vendors based on expertise, work experience, and time constraints
  • On-boarding and training of handymen and construction workers/laborers to company standards and protocols by providing leadership, direction, and technical guidance on projects
  • Conducting regular site checks to monitor progress and quality of work for in progress jobs. As well as ensuring projects are completed within scope
  • Ensuring that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings, specifications, and schedule.
  • Ensures safety practices are followed at all work sites. Educates employees on safety policies and procedures
  • Taking the lead on all aspects of each project at each community as well as managing the workflow of multiple incoming work orders
  • Managing and verifying compliance with permit requirements
  • Assisting with material procurement to include keeping track of inventory and equipment
  • Ensuring supplies and equipment are ordered and delivered according to schedule and cost
  • Collaborates with operations manager and team to ensure accurate estimates and budgets for materials and labor
  • Handling administrative tasks while managing construction projects.
  • Conduct regular inspections on work orders and jobs for quality and timeliness; prepare and provide progress reports to senior leadership; make recommendations for necessary modifications as needed
  • Work directly with clients to understand their needs and to ensure customer satisfaction and identify growth opportunities
  • Participate in goal setting for direct reports, utilizing objective techniques and self-measurement relative to performance, and perform periodic review of accomplishments and activities toward the established objectives
  • Maintain high standards of workmanship that adhere to original plans and specifications
  • Ability to work under pressure and quickly identify problems and efficiently solve them
  • Oversee all aspects of construction projects from planning to implementation
  • Interface with project inspectors, contractors, architects, engineers, city and county officials, and clients as well as conduct final walk through of completed projects with the applicable parties
  • Negotiate with contractors to receive reasonable costs for materials and supplies
  • Maintain high standards of workmanship that adhere to original plans and specifications
  • Conduct pre-construction meetings with contractors to review work scope of work, schedule, and set quality expectations of timeliness and quality
  • Identify and communicate potential change order to clients
  • Provide necessary support to subcontractors to keep construction flowing without delays
  • Frequently inspect projects to verify quality, work in progress, taking photos of progress of the projects
  • Ensure projects maintain job site cleanliness and safety throughout the duration of the project
  • Recruit and onboard various vendors in the market
  • Communicate with multiple departments to achieve production goals and timelines

Requirements

  • A minimum of 5 years’ experience managing & performing construction projects
  • Prior General Contractor experience is a plus
  • Must have thorough knowledge of general construction
  • Strong verbal and communication skills area must
  • Proven ability at managing multi-site properties and provide guidance when needed
  • A strong developed skill to identify, track, and manage and mitigate project risks
  • Ability and willingness to perform manual labor, self-perform work, and lift heavy objects when needed
  • Have knowledge of custom construction work, specifically build requirements, and finishing skills
  • Familiarity with construction management software
  • Strong leadership qualities
  • Strong negotiation skills
  • Ability to effectively multi task
  • Deadline and detail-oriented
  • Must be computer literate in Excel, Word, Windows, O365
  • Must have the ability to work in a fast-paced industry and run multiple jobs that are in different phases of construction, all at once
  • Must possess a valid driver’s license and reliable transportation to perform regular site visits
